Project Description	The land block of Linying Road is located within a square area surrounded by Linyin Road, the old Huangshannan Road, Huangshandong Road and the Shanghai-Nanjing Expressway. The land block plans to cover an area of 1,006 mu, and the relocation floor will reach 178,242.2 m2 involving 1,021 households, including such 3 polluted enterprises as Zhenjiang Sulphuric Acid Factory, Zhenjiang Phosphate Fertilizers Plant, and Zhenjiang Cement Plant. The entire relocation period will last 30 months, I.e. from January 2005 to the end of June 2007. The land block is an important transferring belt between the old city and the new one, and has been a key urban reforming and relocation project closest to the old town and largest in area. The cost of the relocation of the entire project is estimated to total 800 million yuan, which will be done in 2 stages, 500 mu in each. 1. The invetor is required to offer ready capital while the project sponsor is in charge of the early-stage development such as requisitioning the land and having the occupants relocated, and 3 supplies and 1 leveling. Upon the completition of the early development, the land will be made available for business transaction at the municipal State Land Trade Center, and the investor can make proper returns from the land net income; 2. The investor can purchase the lands operation right from the municipal State Land Trade Center for development and construction. In accordance with the Urban Construction Projects Plan of 2003-2007 of Zhenjiang, such polluted enterprises as Zhenjiang Sulphuric Acid Factory, Zhenjiang Phosphate Fertilizers Plant, and Zhenjiang Cement Plant will be basically relocated within the plan period, which will further improve the urban environment and raise the lands value.
